Our Real Estate and Construction Practice is both a strong individual practice and a valuable addition to other practices such as M&A, Banking & Finance and Energy & Natural Resources.
On the back of its long history of advising on real estate and construction law aspects of major privatisation of state-owned properties and private M&A deals, as well as the boom of the construction industry in Bulgaria in the early 2000s, as well as the current strong construction industry in the country, our Real Estate and Construction Practice has taken a significant role in the firm’s overall business.
Some of the highlights of the Practice’s achievements are advising on:
- land acquisition and construction of the world’s largest china sanitaryware plant in Bulgaria by American Standard Inc. (now Villeroy & Boch)
- the construction of several production plants by European producers in Bulgaria (Behr-Hella Termocontrol GmbH, Hemberger, etc)
- the construction of luxury hotels (Sevlievo Plaza, Hilton, Marriott, Novotel, Pulman etc.)
- the construction of McDonald’s restaurants across the country
- the construction of significant part of Kaufland’s chain of hypermarkets in Bulgaria
- a diverse range of investors from the Gulf states, Germany, Spain, the UK, Austria, Greece, Australia, and South Africa on their investment projects in Bulgaria
- on real estate and construction aspects of the Bourgas-Alexandroupolis pipeline project
- acquisition of shopping malls and hotels across the country
- assistance in the acquisition or development of commercial, office, residential, and multifunctional developments in major cities, the Black Sea Coast, and mountain resorts

- Advised on the acquisition of the 229 MW Saint George Solar Park, the largest PV project in Bulgaria, including a comprehensive legal due diligence, addressed zoning, regulatory, and construction issues, structured the deal, and negotiated all contractual documents for this complex and early-stage project
- Advised DSK Bank AD on financing the construction of a 123 MW solar power plant near Dupnitsa, Bulgaria, including comprehensive legal due diligence and provided counsel on real estate and construction law aspects of the project
- Advised OTP Bank Plc and DSK Bank AD on the financing of MET Renewables AG’s acquisition of a 60 MW wind park in Northeast Bulgaria, including a comprehensive legal due diligence, real estate, zoning and construction aspects
- Advising private investors on the acquisition of a 40 MW solar power plant and power storage facilities near Ihtiman, Bulgaria, including comprehensive legal due diligence and provided counsel on real estate and construction law aspects of the project
- Advised Fraport AG in respect of the concessions for the Varna and Bourgas airports and the tender for a concession of the Sofia Airport
- Advised on the acquisition of a local company with two marble extraction concessions, including land legal due diligence, restructuring concessions, and acquiring a stone processing factory under enforcement
- Advised on the acquisition of Grand Hotel Varna, including three hotels and a beach marina resort situated at a prime location on the Black Sea Coast near the city of Varna
- Advising the owner of a Varna-based public port on its reconstruction, including the construction and long-term lease of new silos for grain handling and storage
- Advises clients on granting superficies right for the construction of a variety of buildings
- Advises Silver Star on the acquisition of service centers and showrooms for Mercedes-Benz vehicles across the country and land purchase and construction of a new service center for Mercedes-Benz trucks, office buildings, and a showroom in Sofia
- Advised Hewlett-Packard Global Delivery Bulgaria Center on a lease for a custom-built facility
- Advised NBG Pangaea REIC on acquiring the Telus Tower, a landmark modern office building in downtown Sofia
- Advised the Bulgarian Ministry of Transport on a dispute with the Austrian construction company Strabag regarding the construction of the new terminal at Sofia Airport
- Advised on the development of Okol Lake Park, a greenfield residential area spanning 3,000 decares, featuring residential, office, and retail buildings, a school, hospital, Pullman 5-star hotel, restaurants, and an 18-hole golf course
- Supported a prominent foreign investor in acquiring land and constructing hypermarkets nationwide
